Pre-purchase surveys
RICS Level 2 / HomeBuyer Report
The most commonly chosen pre-purchase survey for residential property. Suitable for homes built with standard materials, that have not been extensively altered, and are of relatively recent construction.
It provides an overview of the general condition of the main parts of the property, based on a thorough visual inspection of accessible areas, services, and grounds without invasive opening or moving of items.
This is our entry-level inspection service, offering clear and practical information for straightforward purchase decisions..
RICS Level 3 / Building Survey
Recommended for older, larger, or more unusual properties, or where major alterations have been carried out. This survey provides a detailed assessment of the building’s construction, condition, and any factors that may affect its long-term performance.
It includes a comprehensive visual inspection of accessible areas, with clear explanations and practical repair recommendations to help you plan maintenance or negotiate works.
Defect Report
A focused inspection to investigate a specific issue, often required when a mortgage valuation highlights a defect. Reports are prepared by a Chartered Building Surveyor (MRICS) or Chartered Building Engineer (C.Build E MCABE) and provide clear, lender-ready information on the nature of the problem, its implications, and recommended next steps.
